When it comes to purchasing a home, there are certain times of the year that are more buyer-friendly than others; the start of the new year is one of these times. With the holidays just behind them and the goals of the new year fresh on their minds, many sellers are more than motivated to sell their properties during this time.

Holiday Stress

Every year, there are countless reports and statistics about the number of people who have overspent during the holiday season and are now in debt. In some instances, some of these people also happen to have their homes on the market. Buyers in this group are more than motivated to get the house off of their hands so that they can start to tackle their holiday and other debt, especially if they are selling to downsize.

Minimal Competition

After the whirlwind of the holiday season and the often-harsh wintery weather outside, most people don't generally have their minds set on buying a house. For a buyer, this factor means less competition. Whether it's a risk of being outbid or someone discovering your dream home before you do, with fewer people shopping in the market, you have a lot more wiggle room to find the home you love at the price you need.

Plans and Goals

Most people set a resolution at the beginning of the year, with goals ranging from more financial freedom to a new career. When a person puts their home on the market at the beginning of the year, it's safe to say that moving out of their home is a goal on their list. For the buyer, it means that you have a seller who is ready to get rid of their property and is more open to negotiation.

More Accurate Home Inspection

On a fall or spring day, it's very easy to mask issues with a home's insulation or heating system. However, in the middle of the winter, it's nearly impossible. Purchasing a home during the winter gives you a better opportunity to check the home for seemingly small, but critical issues like leaking window seals and doors and issues with the heating system. If you are buying in a cold climate, an assessment of these areas is very important.

It's always a good idea to buy during a buyer-friendly market time. Contact a real estate agency to learn more about when to buy in your area.
