One of the first questions that anyone looking at homes for sale will have to answer is how many rooms they need. This seemingly innocuous question may not be as easy as it may sound. Many factors affect the decision, ranging from your budget to your future plans.

Here are a few factors to help you decide the perfect number of rooms in your next house.

1. Family Size. Obviously, family size determines the minimum number of bedrooms needed. Generally, most families opt for a master suite and a single bedroom for each child. If some of your kids currently like to share a room, consider how soon they may grow out of that desire and want their own. In addition, if you plan to add to your family soon or if kids are moving out on their own, you may be able to adjust the bedrooms.  

2. Entertaining. How do you like to entertain others? Is it usually an evening party after which everyone leaves? Then you might need more public-facing restrooms, particularly on the first floor. Do you, on the other hand, tend to have relatives or friends stay the night? Then consider adding at least one dedicated guest bedroom with an en suite bath. Do you entertain for work? An elegant dining room or spacious outdoor room could be the perfect way to schmooze your clients.

3. Budget. Of course, no matter what you'd prefer, if you have a set budget, you'll want to stick to that. Budget requirements might mean you have to decide which are the most important room goals for your family. Downsizing your search by one bedroom, for instance, might net you a home with a larger kitchen and a family room. Which is more important to you? Similarly, if you can't afford a multi-level home, what about opting for one with a basement for additional kids space?

4. Lifestyle. Entertaining isn't the only lifestyle choice that determines room number. Are you a busy family who's constantly on the go? Love to travel often? Then you may want a smaller home with less to maintain and clean. Those who work at home or who have home-based hobbies will likely spend more than the average time in their house, so they might opt for more space. If you love to cook by yourself, a dedicated kitchen with separated dining room could be preferable to an open floor plan. It all depends on your personal interests.
