Adjust the Room Temperature

If your real estate agent will be bringing someone to your home when you are not there, make sure you change your heating or air conditioning schedule so that the temperature is perfect when the potential buyer arrives. Too many sellers forget this tip and have a house that is either too hot or too cold because the automated system doesn't think anyone is going to be home during a certain time frame. Make sure your system kicks in early if needed, so your buyer feels right at home.

Put Up Helpful Signs

If your home will be coming with some furnishings or other items that you want the buyers to know about, feel free to put up a sign or notecard letting them know. For example, if you just purchased a new washer and dryer recently, put a notecard just outside the laundry room letting people know about it. If you have some antique lighting that is unique, make sure you describe where you purchased it from, how old it is and why it's so rare.

Turn on Every Light

Even if you will not be in the house, have every room fully illuminated as soon as the buyer walks in. First impressions are everything, and if a buyer walks into a dark and gloomy room, you could be off to a bad start. Adjust your automated system to turn the lights on ahead of the viewing or just turn all the lights on before you leave for work if you have to. The slightly higher electric bill will be worth it if it helps you sell your house.
