If you are getting a divorce and you want to sell the shared home quickly, it's best to get a real estate agent so you don't waste any precious or expensive time. There are a lot of different benefits to using a real estate agent, and the tow of you will have to find an agent in your area that can get the job done quickly and well. Here are some of the things you want to do when you have an agent come to the property.

Talk with an Agent to Get an Approximate Listing Price

Have an agent come to your house to walk through the property, and so they can give you the number that they would like to list the house at. Talk with the agent about these things:

  • Comparable listings currently on the market
  • Recent sales for comparable properties
  • Selling probability for season and area

Once you hear what the agent has to stay you can get a good idea about what the sale price will be, and what they think about your home.

Go Over Changes Needed for Sale

There may be changes needed in order for the property to sell. If this is the case, then you will want to talk with your spouse about the changes, determine how much you want to put in the house, who can afford to invest money back into the house, and what you will change. You may have to sacrifice to make the changes necessary to sell the property.

Agree on an Agent to Work With

The two of you have to agree on one agent to work with. Having different agents just reduces the money you get to take home after the house is sold, and it can really complicate things. Pick one agent out of the people you get estimates with.

If you haven't agreed on an agent to use, then talk with your lawyers to see if they can recommend someone for you. You don't want to try to sell the property on your own and then end up sitting on it longer than it takes for you to get divorced, or having the property hold up your divorce. The sooner you find an agent that can start listing and marketing the property as it needs to be, then the sooner you can expect to close on the house and close that chapter of your life.
